3. Accepting these terms

3.1 You accept these terms when you tick the consent box on the sign-up form, which is the first step in creating your account (clause 7.1). The same tick records that you have read the privacy notice. The same form has a separate box with which you agree that your data is stored on servers in the EU.

3.2 We record your consent when you first sign in after confirming your email. If it is not recorded then, we ask you for it again before you continue. We keep a record of every consent: the version number, the date it was recorded, the display language, the channel you used (website or app), a one-way fingerprint of your IP address from which the address cannot be recovered, and your browser's identification string.

3.3 If you browse without an account, the clauses on prohibited conduct (clause 11) and intellectual property (clause 21) apply to you.

3.4 If you don't accept these terms, don't create an account.

3.5 The privacy notice explains how we collect, use and protect your personal data, and your rights over it.

4. What the platform is, and what it is not

4.1 EZAQAR is an advertising and tools platform for residential rentals in Egypt. The lister lists the home. The renter browses listings, books a viewing, then applies after the viewing. Only the lister chooses the renter.

4.2 We:

  • are not brokers or real-estate intermediaries, and do not represent the lister or the renter;
  • are not a party to the lease;
  • do not negotiate for anyone;
  • do not collect rent, deposits or advances, and hold no money for anyone;
  • take no commission or other payment for a rental, and never charge a "success fee";
  • do not register, guarantee or enforce the lease.

4.3 Lister and renter may close their deal off the platform, and we don't stop that. But what they agree or pay off the platform is between them alone.

4.4 Rentals only. The platform is for residential rentals only. No sales, and no shared rooms. For now we accept long-term rentals only, furnished or unfurnished. Monthly stays (1 to 6 months) are not available now.

4.5 Photos as they are. We show listing photos as the lister uploaded them, after resizing and re-compressing them and removing hidden data such as location and camera details. For now we do not enhance photos with AI. We will never offer "virtual staging", meaning adding furniture or digitally changing how the home looks.

5. The current stage

5.1 The platform is in its first stage. This means:

  • The service is on the website only (ezaqar.com). The phone app is not available yet.
  • We accept listings only in New Cairo, Madinaty and El Rehab.
  • The platform's public pages, including listings, can appear in search engines. Anyone can browse listings without an account.
  • Some features are switched off and marked as not available yet. They include: payments and purchases, AI photo enhancement, monthly rentals, viewing hosts (a family member or the doorman), SMS, WhatsApp and push notifications, and the work-email badge.
  • The website does not yet let you report or block a user from inside the platform. Reports are made by email (clause 16.1).
  • The platform's founder personally reviews accounts, listings and reports, and makes the decisions on them. So replies may sometimes take longer.

5.2 We may change or switch off a feature. We may take the whole site offline at once if needed, for example for a safety or legal reason.

5.3 Backups. Every night we take an encrypted backup of the data and keep it for 35 days. If we ever have to restore from a backup, whatever happened on the platform since the last backup may be lost. So keep your own copy of important information, such as the rental terms you accepted.

5.4 All times on the platform are Cairo time.

6. Who may use the platform

6.1 Age: at least 21 Gregorian years, the age of full legal capacity under the Egyptian Civil Code (Art. 44). The ID check refuses anyone younger.

6.2 Individuals only: accounts are for natural persons. We don't accept property-management companies at this stage. For now the platform does not support listing a company-owned home.

6.3 Phone: an Egyptian mobile number (country code +20).

6.4 One account per person: you may not open more than one account. We check this at the ID check, with a one-way keyed fingerprint (HMAC) of your ID number from which the number cannot be recovered.

6.5 Anyone we have banned may not open a new account.

7. Creating and approving your account

7.1 Steps:

  1. Fill in the sign-up form: your first name, your email and a password. Tick the box to accept these terms and confirm you have read the privacy notice, and the box to agree that your data is stored in the EU. An automatic check confirms you are not a bot.
  2. Open the message we send to your email, and press the button on the page it opens, to confirm your email.
  3. Complete your details: your real name, your Egyptian mobile number, your household size, and whether you want to rent or to list.
  4. Press "Send for review".

7.2 We review every account by hand before its holder can book, apply, chat or list. Nobody skips this review. We aim to reply within 48 hours.

7.3 The review has one of three outcomes:

  • Approved: you get a notice on the platform and an email.
  • More information needed: our message shows on your waiting page; the email only tells you to look there. Update your details, then press "Send again".
  • Declined: we give you the reason from a fixed list: the name isn't real, the mobile number isn't right, details are missing, you already have an account, you are suspected of being a broker, you are outside the areas we serve for now, or another reason. You can fix your details and apply again. Our internal notes go only into the review log.

7.4 While you wait you can browse listings, complete your profile and phone number, do the ID check, and write to us by email at ⁨wessamohsen@gmail.com⁩, for example to report a problem (clause 16.1). You cannot save homes, book a viewing, apply, chat on the platform or list.

7.5 If you don't confirm your email within 7 days, your sign-up is deleted automatically.

7.6 Your phone number:

  • For now we don't verify phone numbers. You type the number, and we send no code to it.
  • We don't store the number itself, only a one-way keyed fingerprint (HMAC) from which the number cannot be recovered, and its last 4 digits.
  • One number, one account. If another account already uses the number, we refuse it.
  • If someone else is using your number, contact us at ⁨wessamohsen@gmail.com⁩. After checking, we may take the number off the other account. That account can then never use the number again, and if it had passed the ID check, it must redo the check.
  • You can change your number at most 5 times a day. If you change it after passing the ID check, you must redo the check.

7.7 Keeping your account safe: don't tell anyone your password, and don't share your account. Tell us at once if you think someone else got into it.

7.8 Accurate details: give true details, and update them when they change.

8. The ID check

8.1 You must pass the ID check before you book a viewing, apply, chat or list.

8.2 How the check works for now:

  • You upload photos of your national ID card (both sides), or of your passport and residence permit, and a selfie.
  • The platform's founder compares the photos by eye. This is not an automatic check that a real person was in front of the camera (liveness).
  • We ask for your separate consent to use your ID photos and selfie only to verify your identity.

8.3 Keeping and deleting the photos:

  • The photos are stored encrypted in storage inside the EU. Only the person who reviews them at EZAQAR can open them, and every opening is logged.
  • The photos are deleted, and their encryption keys destroyed, straight after the decision (usually within minutes). If no decision is made, they are deleted 72 hours after upload.
  • No lister or renter ever sees your ID documents.
  • We keep only the result of the check: your name as on the ID, the ID's expiry date, that you are over 21, the last 4 digits of the ID number, and a one-way keyed fingerprint (HMAC) of the ID number from which the number cannot be recovered. How long we keep it is in clause 23.3 and the privacy notice.

8.4 The result: passed; try again (for example, if a photo is blurry); or rejected (for example, if you are under 21, your ID has expired, or we have banned the ID's holder). If your ID is already linked to another account, we review it by hand.

8.5 What the lister sees about you. Before your first booking we ask for your separate consent to share your profile with listers.

  • At booking: your first name and family-name initial, your photo (once we approve it), the "ID verified" badge, your reliability score, your household size, how many homes you rented through EZAQAR, and whether your account is new (under 30 days).
  • At application: your job, your planned move-in date and your message.
  • When you accept an offer: your full name.
  • For now we don't share phone numbers between users. You talk through the chat on the platform.

9. What the verification badges mean, and their limits

9.1 "Verified owner: ID + ownership document" (it may also show in short as "Verified owner"). It shows on a listing when the lister is the owner. It means the lister passed the ID check, and we reviewed and accepted the home's ownership document before the listing went live.

9.2 "Representative with a verified POA for the owner" (it may also show in short as "Representative with a verified POA"). It shows on a listing when the lister is a representative. It means the lister passed the ID check, and we reviewed and accepted the official POA and the owner's ownership document before the listing went live, on the documents alone and without contacting the owner.

9.3 "ID verified" means the account holder uploaded ID photos and a selfie, and the platform's founder compared them by eye and accepted them.

9.4 These three badges do not guarantee:

  • that the ownership is legally sound, or that the home is free of any dispute or restriction;
  • that a POA is genuine, still valid or not revoked: we don't contact the owner, and rely on the documents alone;
  • that the person is honest or will behave well;
  • that the home matches the description or the photos;
  • that the phone number belongs to the account holder, because for now we don't verify numbers.

9.5 Our advice: before you sign or pay, ask to see the original ownership document, the original POA if there is one, and the other person's ID card. Never pay anyone anything before the viewing and a signed written lease.

10. Brokers are banned

10.1 Brokers are banned from the platform. Only the owner, or a representative with an official POA that we reviewed, may list.

10.2 In these terms a broker is anyone who:

  • lists a home they neither own nor represent under an official POA that we reviewed; or
  • asks for or receives a commission or any fee from a renter or a lister, including a "tip" asked for by someone at a viewing; or
  • uses the platform to find clients for other homes.

10.3 Licensed brokerage is a lawful activity in Egypt. This ban is a rule of our platform, not a legal claim against anyone.

10.4 How we enforce the ban:

  • The lister declares that they are not a broker and will not take or pay any commission.
  • The platform automatically blocks phone numbers, email addresses, messaging-app and social-media links, and commission or pay-first wording, in listing text, extra clauses, profiles, application messages and chat. In chat, commission and payment wording is blocked until an offer is accepted. Other web links are blocked in extra clauses and fee fields. Every blocked chat message is recorded as a risk signal.
  • We may decline a sign-up or a listing on suspicion of brokering.
  • We use a points-based risk score. The automatic rules on brokering and reports can only pause listings (clause 16.3), apart from the precautionary freeze (clause 16.4). An account is suspended or banned only by a decision of the platform's founder. Booking limits for no-shows or late cancellations are explained in clauses 12.7 and 13.6.
  • One representative may act for at most 3 owners, with no exception.
  • A ban covers the account and the fingerprint of the ID number, so the same person cannot pass the ID check again. It cancels booked viewings, withdraws applications and removes listings. We keep the evidence of a ban for 5 years.

10.5 Report any broker by email to ⁨wessamohsen@gmail.com⁩, naming the listing or account and what happened (clause 16.1).

11. Prohibited conduct

No user may:

  1. ask a renter for any money (deposit, earnest money (عربون), advance or fee) before they have viewed the home and signed a written lease;
  2. ask for a commission or any payment for a rental or a viewing, or act as a broker (clause 10);
  3. discriminate. A lister may not set any condition based on religion, sect, belief, nationality, origin, ethnicity, skin colour, sex or language. A lister may only set a maximum number of occupants and, if they wish, "families only". We review every listing's text before it goes live, including for discrimination. We never ask anyone about their religion or marital status.;
  4. put phone numbers, contact details or links in a listing, extra clauses, a profile or the chat;
  5. post a fake or misleading listing or photos, or make a false declaration. This may be the crime of fraud (Penal Code Art. 336);
  6. harass or threaten anyone, or put anyone at risk, on the platform or at a viewing;
  7. ask another user for ID photos or one-time codes (OTPs);
  8. pretend to be someone else, or use someone else's account or phone number;
  9. open more than one account, or try to get around a ban or a limit with a new account;
  10. sublet through the platform;
  11. send spam or abusive messages;
  12. collect data from the platform automatically (scraping), use bots, try to reverse-engineer or break into the platform, or sell or republish the platform's data. Search engines may index the platform's public pages as far as our robots.txt file allows.

12. Listers' duties

12.1 Your right to list:

  • You must be the owner, or a representative of the owner with an official POA.
  • You provide an ownership document of a type we accept; we show you the list when you add a listing.
  • We don't accept: leases, informal POAs (توكيل عرفي), reservation forms for homes not yet handed over, photos of documents shown on another screen, or developer brochures.
  • We may ask you to prove ownership again, for example 24 months after our approval, or 6 months after it if the proof is a utility bill.

12.2 POAs:

  • The POA must be official, notarised at a Real Estate Registry notary office, or at an Egyptian embassy or consulate if the owner lives abroad.
  • It must expressly include the right to lease and to collect rent (حق التأجير وقبض الأجرة).
  • We record the POA's number, letter, year and issuing office.
  • A statement that the POA has not been revoked is optional, but it speeds up the review.
  • We check the documents only, and don't contact the owner.
  • A representative may act for at most 3 owners.
  • A lease under a POA may not exceed 36 months, unless the POA expressly allows longer.
  • Our approval of a POA lasts 24 months. When it ends and the home has no other valid POA that we approved, the listing pauses, and booked viewings stay as they are.

12.3 Declarations. Before the listing goes live you declare the following. You tick each one separately, and we keep each with its date and version:

  1. I am the owner, or I hold a valid POA that includes the right to lease.
  2. I am not a real-estate broker, and will not take or pay any commission.
  3. The home is not under an old-rent contract, and it is vacant and in my possession.
  4. No court order, mortgage condition, compound rule or co-owner's objection stops me leasing it.
  5. The photos are of this home and were taken in the last 6 months.
  6. I will make any tenant notification to the police or the local administrative unit that the law requires.
  7. I understand that a false declaration leads to removal and a ban, and may be reported to the authorities.
  8. I will not ask any renter for money (deposit, earnest money (عربون) or fee) before they have viewed the home and signed a written lease.
  9. I will attend the viewings I publish or cancel in good time, and will not refuse any renter or treat them differently because of religion, sect, nationality, ethnicity or skin colour.
  10. Tourism status (where it applies): I don't market the home to tourists, or I hold, or will obtain, a touristic eligibility certificate.

12.4 Listing review:

  • We review every listing before it goes live, and aim to reply within 48 hours.
  • Outcomes: approved, changes requested, rejected, or rejected with a broker flag.
  • You may appeal a rejection once (clause 17).
  • We keep a copy of every version of the listing that we approved.

12.5 Editing a live listing:

  • For now, a live listing can be edited only for: the rent, deposit, advance, lease length and viewing hours. These changes apply at once.
  • Other edits are not available yet, including: photos, title and description, extra clauses, spaces, appliances and amenities, the available-from date, and ownership documents.
  • The location, unit number and rental type cannot be changed. To change them, close the listing and create a new one.

12.6 Rental terms and their limits:

  • Lease length: 12, 24 or 36 months.
  • Deposit: at most 3 months' rent.
  • Advance: at most 3 months' rent.
  • Annual increase: at most 20%.
  • Rent in Egyptian pounds only.
  • Every change to the terms creates a new version. Anyone with an open application must accept the new version within 72 hours, unless the only change is a lower rent and/or a lower deposit, with every other term unchanged. Anyone who doesn't accept is withdrawn.
  • The terms cannot be changed while an offer is open.

12.7 Viewings and your reliability:

  • Viewing times are set between 8 am and 10 pm Cairo time.
  • You may cancel viewings 24 hours or more ahead with no effect, up to 3 times in any 30 days. Beyond that, and for every late cancellation, your reliability score is affected.
  • If you miss 2 viewings, or cancel them less than 3 hours before they start, within 30 days, you can't receive new bookings on any of your listings for 14 days. Existing bookings stay as they are.
  • If your score falls below 50, your listings are paused.
  • Renters see the share of viewings you kept, once you have 3 rated viewings.

12.8 "Still available?"

  • If 21 days pass without you confirming that the home is available, we ask you, on the platform and by email.
  • If you don't answer within 72 hours, the listing pauses itself. 7 days after that, its open applications close.
  • You (or we) can turn it back on. Every step is logged.

12.9 Photo rules:

  • At least one photo for each space you declared. If a space has no photo, you must confirm that, and it shows "No photo provided".
  • At most 40 photos. The long edge of each photo must be at least 1,200 pixels.
  • No watermarks, 3D renders or phone numbers. We don't publish a photo until you mark which space it shows.
  • Photos stay private until we approve the listing; then we publish a public copy.
  • We can take the public copy of a photo down within minutes. But a copy may stay with Cloudflare for up to 10 minutes, and in the browser of someone who saw it for up to an hour. The private original stays in our storage; we keep it for the period in the privacy notice (section 10).

12.10 Licence to use your photos and content. You confirm that you own the photos and text you upload, or have permission to use them. You give us a free, non-exclusive licence to host, resize, display, print and share them as part of the listing until you remove them or the listing closes, and then for the cache periods in clause 12.9.

12.11 Following the law. You are responsible for leasing the home lawfully, including any notification the authorities require, and the home's old-rent and tourism status.

13. Renters' duties

13.1 Your viewings and applications: you may always, for free, have 2 active viewings and 2 active applications at the same time. Your balance adds more, up to 5 active viewings and 5 active applications at once.

13.2 Booking:

  • Booking is instant.
  • One active viewing per listing.
  • If you cancel 2 viewings of the same listing, you can't book that listing for 7 days.
  • You can move a viewing once, up to 3 hours before it starts.

13.3 Cancelling: no effect until 3 hours before the viewing. After that it is a late cancellation, and counts at half weight in your reliability score.

13.4 Confirming:

  • 2 hours before the viewing we ask you to confirm, on the platform and by email.
  • For now, confirming does not share your phone number.
  • If you haven't confirmed 1 hour before, the lister may release your slot. That counts against you as a half-weight late cancellation, and your balance does not come back.

13.5 Attendance:

  • Each side has a 4-digit code. Either of you typing the other's code at the viewing records attendance.
  • The lister marks you as attended or no-show. You can mark that the lister did not come. A no-show mark can be disputed within 48 hours.
  • You can appeal any other event in your reliability score within 7 days.

13.6 No-shows:

  • Your score drops, and one of your free viewings can't be used for 7 days.
  • 3 no-shows within 60 days block you from booking for 14 days.
  • We never take anything from your balance for a no-show.

13.7 Reliability score:

  • A number from 0 to 100 that listers see.
  • It shows "New" until you have at least 2 events.
  • Its rules are published in these terms, and you can appeal it (clause 17).
  • It is an automated assessment of your behaviour that affects what listers see about you. The privacy notice explains your rights about it.

13.8 Applications:

  • You can apply only after a viewing of that home that ended within the last 30 days and where you were not marked as a no-show. No exceptions.
  • To apply you need a profile photo (shown to listers only once we approve it) and your agreement to share your profile with listers (clause 8.5). Booking needs that agreement too.
  • When you apply, you accept one specific version of the key rental terms. We keep a copy of it.
  • If the lister changes the terms, you must accept the new version within 72 hours, unless the only change is a lower rent and/or a lower deposit, with every other term unchanged. If you don't, your application is withdrawn and your balance does not come back.
  • An application expires after 10 days if the lister takes no decision, or after 21 days if the lister shortlisted it.
  • If you get an offer, you must answer within 48 hours.
  • You can't hold more than one accepted offer at a time.

13.9 General duties: give accurate information. Don't sublet through the platform. Don't act as a broker.

14. Fees and balance

14.1 No fees for now. We charge you nothing and sell nothing. The buy button is switched off.

14.2 The free Boost Pack: each user may claim one Boost Pack for free. It adds 3 viewings and 3 applications to your balance. This balance does not expire while your account exists, subject to clauses 5.2 and 14.4. We may give extra packs or balance as a promotion.

14.3 For now, any price shown on the platform is for information only. We don't charge it.

14.4 Your balance:

  • It has no cash value, and is never refunded as money.
  • It is used once, when you book or apply while all your free viewings or applications are in use.
  • It comes back to you only in these cases:
    • the lister cancels the viewing;
    • the lister does not turn up, and the no-show mark becomes final;
    • the viewing is cancelled because the listing was rented, removed, paused or closed, or because the lister's account was frozen, banned or deleted;
    • you cancel the viewing because the lister accepted someone else for this home;
    • your application closes because the home is no longer available, or expires without a decision by the lister;
    • your account was put under a precautionary freeze, and the platform's founder then decided you were not at fault.
  • It does not come back in any other case, including: you cancel the viewing; you don't show up; the lister releases a slot you didn't confirm; your application is not selected; you decline an offer or don't answer it in time; the deal falls through after an offer is accepted; the home is rented; you withdraw your application; or your application is withdrawn because you didn't accept changed terms.

14.5 Rent and deposits are paid off the platform, directly between lister and renter (cash, InstaPay, transfer or cheques). We don't collect or hold these amounts. There is never a success fee. A basic listing is always free.

14.6 Paid features later. When we open paid features, we will publish their terms, their prices including taxes, and how to withdraw, before you buy, and we will charge you nothing before you agree to them.

15. The lease template and signing

15.1 The lease is an agreement between the renter and the owner, or the owner's representative acting for the owner. We are not a party to it.

15.2 The template:

  • The platform will provide one lease template. Its legal text is in Arabic, with an English translation for reading only. Furnished homes have an annex listing the furniture.
  • The template states a fixed term, the rent, the payment schedule, the deposit and the condition of the home.
  • The lister may add at most 5 extra clauses of up to 300 characters each. We review and approve them before they are published. Listers may not upload their own contract.

15.3 We have not published the template file yet. Until we do, the key rental terms shown on the listing are what goes into the lease.

15.4 Signing happens off the platform, on a written lease. Applying or accepting an offer on the platform is not a lease, and not a signature on one. The platform does not offer e-signature now.

15.5 Please note:

  • The template is not legal advice, and not a registered lease.
  • A lease needs registering only if it is longer than 9 years.
  • We recommend having the lease certified or getting proof of its date.

16. Reports and actions

16.1 Reporting for now: the website does not yet have a button to report, or to block a user from contacting you. Report any person, listing, message or viewing by email to ⁨wessamohsen@gmail.com⁩. Say what happened and which listing or account it concerns, and attach any evidence you have. The platform's founder reviews every report personally. In an emergency, call the police (122) or an ambulance (123) first.

16.2 Reporting inside the platform (once available): anyone with an account that is not suspended can report a person, a listing, a message or a viewing. A report is written as text and can point to messages in the chat. Report reasons: a threat or safety risk, money asked before the viewing, suspected broker, the lister is not the owner, fake listing, impersonation, photos don't match, terms changed after the viewing, discrimination, a legal problem, asked for ID photos or a code, not available, spam, or another reason. You will also be able to block any user from contacting you.

16.3 Automatic actions on reports made inside the platform:

  • If an ID-verified person who booked a viewing with the lister or chatted with them reports a request for money or commission, and the platform had already detected such a request in their chat, all the lister's live listings pause at once. The same happens if two independent people who dealt with the lister report it.
  • If two users whose accounts we approved report the same listing as fake, that listing pauses.
  • If the lister's risk score reaches the level we set, all their live listings pause.
  • An automatic pause does not cancel booked viewings. The platform always reminds you not to pay anyone before the viewing and a signed written lease.

16.4 Precautionary freeze: if someone who dealt with you through a booked viewing or a chat reports, inside the platform, a threat or a risk to their safety, your account is frozen at once until the platform's founder decides. While frozen: no messages, no new bookings, applications or listings, and the frozen account's listings drop out of search.

  • If the frozen account is a lister's, their upcoming viewings are cancelled and the renters get their balance back.
  • If it is a renter's, their upcoming viewings are cancelled and their open applications withdrawn. If the platform's founder decides they were not at fault, the balance for the cancelled items comes back.
  • For reports that reach us by email, the platform's founder may suspend the reported account until a decision is made.

16.5 Human decisions: the platform's founder reviews every report personally, and upholds or dismisses it. If the report is dismissed, or the founder decides the reported person was not at fault, the precautionary freeze ends. Possible actions include removing a photo or unpublishing a listing, pausing, suspending or restoring a listing, and suspending, banning or unbanning the account. Apart from the precautionary freeze, only the platform's founder can suspend or ban an account.

16.6 Bans: a ban covers the account and the ID-number fingerprint, so the same person cannot pass the ID check again. It cancels viewings, withdraws applications and removes listings. We keep ban records and evidence for 5 years.

16.7 Ownership claims by others: if a listed home is yours and someone else listed it, tell us by email at ⁨wessamohsen@gmail.com⁩ and attach proof of your ownership. We may pause the listing, ask the lister to answer with documents, and then decide.

17. Appeals

  • An event in your reliability score: appeal within 7 days. The platform's founder upholds or overturns it.
  • A no-show mark: dispute within 48 hours. It is settled on the evidence, such as the check-in code.
  • The ID check: before we decide, you can replace the photos. If we ask you to try again, you can upload new ones (at most 3 attempts a day). After a rejection, the platform offers no retry.
  • A rejected listing: one appeal.
  • A ban: one appeal within 7 days by email to ⁨wessamohsen@gmail.com⁩, decided within 7 days, and our decision on the appeal is final within the platform.
  • Nothing in this clause stops you from going to court or to the Consumer Protection Agency.

18. Disputes between users

  • We don't decide disputes about rent, deposits or the lease, because they happen off the platform.
  • In case of fraud or danger, you can file a report at a police station. You can also complain to the Consumer Protection Agency (hotline 19588).
  • You can ask for a copy of your data (clause 23.6).
  • We disclose a user's data to anyone only where the law requires or permits it (clause 20).

19. Notices

  • Every notice you get is in the "notification centre" on the website.
  • We also send the important ones by email from EZAQAR ‹no-reply@ezaqar.com›: account decisions, viewings, applications and offers, listing decisions, the "Still available?" question, and the ID check result.
  • For now we send no SMS, no WhatsApp messages and no push notifications.
  • Our emails never contain addresses, phone numbers or check-in codes. You find those on the platform only.
  • Our emails have a daily limit. Past it, notices stay on the platform only. So check your notification centre regularly.
  • We contact you at the confirmed email address on your account. You contact us at ⁨wessamohsen@gmail.com⁩.

20. Privacy and disclosure to the authorities

  • The privacy notice explains what data we collect and why, how long we keep it, and your rights over it.
  • Our database is in Frankfurt (Germany). Your private documents, the access logs and the backups are stored with Cloudflare inside the EU. Listing photos are stored near Frankfurt and served through Cloudflare's global network, which also runs the website itself. That is why we ask for your consent to transfer your data outside Egypt. The privacy notice gives the details.
  • We keep access and traffic logs for 180 days, and then they are deleted automatically.
  • We disclose a user's data to anyone only where the law requires or permits it, for example on a reasoned order of a competent judicial authority.

21. Intellectual property

  • EZAQAR is a trade name used by ⁨NM8 Designs⁩, and the EZAQAR name and mark belong to it. You may not use them without our written permission.
  • The photos and text you upload remain yours. Our use of them is governed by clause 12.10.

22. Liability

22.1 Nothing in these terms limits your rights under Consumer Protection Law No. 181 of 2018. Nothing in them excuses us from liability for fraud or gross fault, or from liability in tort, or from any obligation the law does not allow us to exclude.

22.2 You are responsible for the content you post, and for how you deal with other users.

22.3 The scope of our duties. To the extent the law allows, and without affecting clause 22.1:

  • we do not guarantee what other users do, say or commit to, including what they agree or pay off the platform;
  • our duty in reviewing documents and information is a duty of care to the extent described in these terms, not a guarantee that they are true;
  • we do not guarantee the condition of the home, or the validity or performance of the lease, because we are not a party to it;
  • we do not promise, for now, that the service runs without interruption, and we are not liable for the loss of whatever happened since the last backup (clause 5.3) unless it was caused by our fault.

None of this excuses us from liability for our own fault.

23. Deleting your account, and ending use

23.1 Asking for deletion: you can ask to delete your account on the website. You have 14 days to change your mind: if you sign in during that time, the request is cancelled.

23.2 For now, deletion is done by hand. Once the 14 days end, our team carries out the deletion by hand. Until then your listings are hidden from the platform, but booked viewings stay booked, whether they are your own viewings or viewings others booked on your listings. So cancel your upcoming viewings and withdraw your open applications before you ask for deletion.

23.3 What happens when we delete:

  • We cancel: your upcoming viewings and open applications. Your listings close and their viewings are cancelled. Your balance is not refunded as money.
  • We delete: your profile, photo and basic details; saved homes and notifications; and the text of your messages (shown as "deleted"). Your email and number become free for a new account.
  • We keep some records after deletion, for the periods below, to meet our legal duties, to defend legal claims and to enforce bans. We remove your name, email and number from them, except the ID-check result, which keeps the details listed in clause 8.3, including your name as on the ID.

23.6 A copy of your data: you can ask for a copy of your data on the website. For now our team prepares it by hand, and we send it to you within 7 days.

23.7 Ending by us: we may suspend or ban your account under clause 16. We may also suspend or end your account if you seriously breach these terms. Clause 5.2 covers switching off a feature or the site.

24. Changes to these terms

24.1 We may change these terms. Each new version has a new version number and date.

24.2 We keep the version number you accepted.

28.2 Order of precedence: if these terms conflict with text shown on the platform's screens, these terms apply. The privacy notice applies to personal data.

28.3 Partial invalidity: if a clause, or part of one, is invalid, the other clauses stay in force.

28.4 No waiver: if we don't use a right at some point, that does not mean we have given it up.

28.5 Transfer: we may transfer these terms to another company that takes over running the platform, provided we tell you and your rights are not reduced. You may not transfer your account to anyone else.
